Why should I go with Torrevieja Holiday Lettings?

You really don't have anything to lose as you pay absolutely nothing upfront. Furthermore, you won't have to do any work as we do it all for you. Remember, IF WE DON'T CREATE ANY BOOKINGS FOR YOU, WE DON'T GET PAID.

How do I get paid?
Your rental payments, less our 15% commission and any other agreed charges, such as departure cleans etc, will be transferred into your bank account within 7 days of your guests departure.

When can we use our property?
Anytime you wish, simply let us know which dates or period you require the property and we will mark it as unavailable to guests on your web page calender.

We have another agent and/or are trying to advertise it ourselves. Is this OK?
Yes, simply let us know which dates are taken and we will mark them as unavailable to guests on your web page calender.

Do we need insurance?
You must tell your insurer that you are letting your property and obtain buildings insurance with public liability, which is normally included. We also recommend you take out contents insurance as well.

Does it matter whether we live in Spain or not?
Absolutely not, just choose which services best suit your requirements and leave the rest to us.
If you live in a different country, we can offer a complete booking management service and a property management service to suit your requirements. We will email you a management agreement form and a comprehensive property and area description form for you to complete and then email back to us.


How can we check on how many bookings we have?
Not only will we email you with all your bookings you can quickly check your bookings table on your web page.

We have a property outside of the Costa Blanca, can we still advertise through you?
Yes, even if it is in a different country, we can offer a complete booking management service. We will email you a management agreement and a comprehensive property and area description form for you to complete and then email back to us together with up to 20 colour photos of your property and local attractions etc.
However, for obvious logistical reasons we wouldn't be able to offer a property management service.

Are we given a contract?
Yes, you will be given a contract stating which services you require from us, how we pay you and what period you wish to let your property for.

Do you provide invoices?
Yes, when we transfer your money to your account we will email a breakdown of all charges and the amount you will receive.

Do you make contracts with our guests?
Yes, they will each enter into a contractual agreement stating their names, numbers and arrival date and time. They will also need to pay a non returnable deposit of 20% immediately, then 8 weeks before their holiday they will be required to settle the full amount of the rent.

Do they pay a security deposit?
Yes they will have to pay £200 or 200Euros at key handover, refundable on their departure after the accommodation has been checked by the management company.

How should my property be furnished?
Today's holiday makers are a very discerning lot. They expect as standard, air con, UK TV and the furniture and property in an excellent state of repair. And of course, the property and grounds to be spotlessly clean.


This is a very basic inventory to be used as a guide:

Kitchen:

Wine glasses, tumblers, pint glasses (all plastic if you have a private pool), mugs, cutlery, kitchen knives, scissors, bottle opener, can opener, corkscrew, cooking utensils, grater, colander, salad bowl, fruit bowl, crockery, pots, pans, teapot, toaster, kettle, microwave, condiments, chopping board, roasting tins, blender/mixer, tea towels.

Living Room/Dining Room:
Sofas, table, chairs, tv, dvd player, radio/cd player, uk tv, games, playing cards, 'where to see and go guides, local map, local attractions etc.

Patio/ Terrace:
Patio table, chairs, sun loungers,side tables, bbq, bbq cooking utensils, parasol.

Bedrooms: per room
Beds, 2 sets bedding, mirror, fan/ air con, wardrobe, coat hangers, chest of drawers.

Bathroom:
Storage cabinet, 2 sets of bath and hand towels per guest, bath mat, shower, toilet brush.

Utility:
First aid kit, iron, ironing board, brush/hoover, mop & bucket, washing line, washing machine, dustpan & brush, cleaning items, spare gas bottle, 3 sets of keys (1 for us and 2 for your guests).

What rental income can I expect for my property?
No two properties are the same with many factors determining the rental income you will achieve.

Factors such as type of property, number of bedrooms, location, swimming pool, furnishings, distance from facilities, time of the year etc etc.
We will do a thorough research into the rental prices of similar properties in your area.
In this climate though, we really do recommend that you are competitive, even aggressive in the setting of your rental prices.

It is much better to be fully booked at 10% below your competitors than to be minimally booked at 10% above your competitors.

After all, the reason you are doing this is to make money, not to leave your property vacant.
Once we have agreed your prices, don't worry,they are not set in stone. We can always lower or raise them as the season progresses to maximise both your bookings and your rental income.


​Booking conditions

1. the minimum stay price price is 5 nights whether 1, 2, 3 or 4 nights are booked

2.We will not be liable for any act, neglect or default on the part of any person nor any accident, damage, loss, injury, expense or inconvenience whether to person or property which the tenant or any other person may suffer or incur arising out of or in any way connected with the letting or resulting from any other cause whatsoever. We advise you to arrange your own insurance to cover yourselves and your personal belongings whilst staying at the property.

3. If the booking is made within eight weeks of the letting the whole of the rental payment is to be forwarded with your booking form.

4. If the booking is made prior to eight weeks of the letting a rental deposit of 20% of the rental sum is to be forwarded with your booking form. The remaining balance of the rental sum is then due eight weeks prior to the letting.

5. If a cancellation is requested more than eight weeks in advance of the letting the balance of any monies paid, less the rental deposit, will be returned to the tenant. If the cancellation is requested within the eight weeks prior to the letting the owner will retain the 20% rental deposit and also reserves the right to retain the balance of the rental (should it not be possible to re-let the property for this period).

6. The number of people occupying the property must not exceed the number advertised for the property on the website.

7. The tenant agrees to keep the property and all fittings, furniture equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting and will make good (or will arrange with us to make good) any damage, breakage, or loss that may occur during the period of letting.

8. Unless otherwise stated, the rental of the property includes, rates, insurance of the property and electricity. The property is equipped with crockery, cutlery, sheets, blankets and adequate cleaning equipment, linen and towels (not to be used as beach towels!).

9. Holiday lettings are by the week (unless by prior arrangement) from 3pm on the date of arrival to 11am on the date of departure. The time lapse is to enable the property to be inspected in between lets to ensure everything is in good order. Long lets can be arranged in advance.

10. Guests requiring a key handover outside business hours (8am-8pm) for whatever reason will be charged an extra 20euro between 8pm-12 midnight and from midnight to 8am 30euro payable on arrival .

11. The tenants agree not to smoke, nor to allow smoking, inside the property at any time. If this is not strictly adhered to it will lead to a deduction from the deposit.

12. Tenants are asked to leave the property clean and tidy and to ensure that they take all belongings with them. On changeover days there is only time for a superficial check and a general clean. We rely upon the goodwill of our guests whose co-operation we greatly appreciate. Should the property be left in a poor condition, requiring more intensive cleaning, then this will be charged at 15euro per hour and deducted from the security deposit.

13. A security deposit will be required at the time of key handover this deposit can be made either in sterling or euros to the amount of 150 which will be returned when the keys are handed back and the property checked, less any deductions in accordance with the conditions listed above.

14. Torrevieja Holidays Lettings or the owner reserve the right to refuse or terminate any booking at their discretion

15. The acceptance of the property from the Torrevieja Holiday Lettings will be deemed an acceptance of these terms and conditions.
